By booking, you agree to follow all house rules and terms. Violations may result in charges for additional cleaning, odor remediation, property damage, or neighbor disturbance. Reimbursement of up to $1,000 and/or immediate cancellation without refund may occur depending on severity and evidence.

House Rules
1. Smoke-Free Community
This is a strictly smoke/drug-free property. No smoking is permitted anywhere on the premises, including inside the unit, patios, or outdoor areas. This includes cigarettes, cigars, vaping devices, marijuana, or any other smoking substances.
2. No Parties / Quiet Hours
Parties, events, loud gatherings, and high-volume music are not allowed. Quiet hours are from 10 PM – 8 AM. Excessive noise or disturbance may result in reservation cancellation, removal from the property, and additional charges where permitted.
3. Registered Guests Only
All guests must be registered on the reservation. Unregistered guests are not permitted in the unit or common areas due to community capacity limits.
4. No Third-Party Bookings
The individual who books the reservation must be the one staying in the unit. Third-party bookings are not permitted.
5. Pets
Pets are allowed case-by-case and must be approved before arrival.
Pets must be:
Fully house-trained
Non-aggressive
Never left unattended unless crated
Please clean up after your pet. If you are bringing a pet, please let us know in advance.
Maximum: 2 pets, 20 lbs or less
Pet Fees (per pet):
1–7 nights: $25/day
7+ nights: $200
28+ nights: $300
6. Amenities
Amenity spaces (pool, grill, etc.) are managed by the apartment complex. They may be closed, maintained, or restricted at any time. You are welcome to use them, but we are not responsible or financially liable for any closures or changes, as they are owned by a third party.
7. Pool Area Safety
No glass containers near or at the pool. Plastic cups are provided for your convenience.
8. Liability
Guests assume all risks associated with occupancy and use of the property and amenities. We are not responsible for injuries or loss of personal belongings sustained during your stay.
9. Cleanliness & Trash
Please leave the property in a reasonably tidy condition, similar to how you found it. Excessive mess beyond normal use may result in an additional cleaning fee.
10. Check-Out
Standard check-out: 10:00 AM. Late check-out must be requested 24 hours in advance.
Check-out means the unit and parking space are fully vacated with all belongings removed.
Unauthorized late check-outs may result in additional charges to cover staffing, rescheduling, or lost revenue
Late Check-Out Fee: $35/hour, subject to availability
11. Check-In
Standard check-in: 4:00 PM. Early check-in must be requested at booking and is subject to availability. Arriving early without approval means you must wait until 4:00 PM.
Early Check-In Fee: $30/hour, subject to availability
12. Inventory & Damages
All items in the home are inventoried. Guests are responsible for any missing, damaged, or broken items. If anything is broken or damaged during your stay, please let us know as soon as possible so that we can address it appropriately.
13. Cleaning Issues
Please report any cleaning concerns promptly after check-in so we can address them.
14. Parking
Only park in the location specified in your check-in instructions. Unauthorized parking may result in towing at your expense.
15. Mail & Packages
Mail and packages cannot be sent to the property’s mailbox or leasing office.
You may use a nearby FedEx/UPS location or Amazon Locker. We cannot retrieve or assist with mail delivery.
16. Conduct
Respectful language and behavior are required from both guests and host staff. Use of profanity, harassment, or threats may result in reservation cancellation and removal from the property, where permitted
17. Identification
You must book using a valid, government-issued ID. Fraud or identity misuse will result in cancellation and may be reported.
18. Security Camera / Noise Monitor
There is one security camera facing the exterior entry door and one noise meter in the living room. Do not block, tamper with, or disconnect devices.
19. Drain Care
Please do not wash hair down the drains. Dispose of hair in the trash to prevent clogs.
20. Damage Protection
A refundable damage deposit may be included in your reservation (depending on your booking platform). The deposit provides limited coverage for accidental damage and does not replace guest responsibility for uncovered damage, excessive cleaning, or rule violations.
21. No Services, Experiences, or Commercial Use
No experiences, third-party services, or commercial activities are allowed on the property without prior written approval. Unauthorized hosting will result in immediate cancellation with no refund.
22. Local Guest Bookings
We reserve the right to deny bookings from local guests. Local guests may be required to provide additional information or verification.
23. Guest Verification
Guest verification is required prior to check-in. Failure to complete verification may delay or prevent access.
